We appreciate the opportunity to be your builder of choice. This initial contact is your opportunity to layout your building visions and see if we are the right fit. We are custom home specialists and can answer almost any immediate questions you have. The building process from start to finish takes a bit, with design, build, and warranty. Considering this, we too will have some qualifying questions to ensure that your project will be a good fit for our schedule and team.
Here is where you discuss your home vision and budget expectations. We will meet to review floorplans, (Yours or ours) and make any changes. We’ll discuss our building process, standard features, outline expectations and review your must haves in your new home design and finishes.
We take everything from our builders meeting and come up with your proposal and what is included in that proposal. Also, any changes to the floorplans will be reviewed for approval. This is where questions and changes happen to get to the final agreed prices and included features.
Once everything is agreed and any changes addressed the construction contract is written and the builder then gets all associated documents needed to get things under way. There is usually a 3 week timeframe from contract to Notice to Proceed for the builder to get plot plan, specification and allowances sheets to you for review and signatures. At Notice to Proceed everything is finalized and deposit funds are given to the builder. (various real estate agreements may change some things but for most standard contracts this is the norm)
After all the changes, agreements, allowances and deposits are signed off on it is time to break ground. You are given a packet at notice to proceed with all your information to start meeting with our vendors to put together your custom design. We offer generous allowances and work with licensed, bonded and insured vendors and subcontractors. During construction you get weekly updates on the status of your project and have builder walkthrough's throughout the process. We answer questions promptly and honestly. Our construction timeframes range from 6-9 months depending on scope of work.
In order to close the builder needs to provide certain documents. A Home Energy Rating certificate (PUR101), final ICBO inspections (PUR102), a well and septic report and asbuilt survey. These are sent to the lender and once approved we can close. Once everything is signed and closed, you will receive our homebook that has copies of important documents, manuals, warranty instructions and other useful information on taking care of your new home. Monaghan Construction offers a one year builder warranty.
