Q: We own our own lot. Can Monaghan Construction build on it?
A: Yes. Monaghan Construction can build one of our plans or your plans on your lot. The lot size and suitability will be a consideration in the overall planning and building of your home.
Q: Does the builder provide a warranty?
A: Yes, Monaghan Construction does offer a one year warranty on the construction of the home.
Q: How long will it take to build my home?
A: The length of time it takes to build a home depends on a few factors such as the size of the home and time of year construction starts. It can be 120-150 days for most of our models and up to 180 days for our larger custom homes. Availability of materials, buyer's decisions, meeting timelines and weather also play a role in how long building will take. *Due to volatility in the supply chains, labor and inflation areas our timeframes have moved up to 240 days on our standard models.
Q: What is the best time of year to build a home?
A: You can build a home anytime of year, even in winter. The costs to build in winter are higher and are added to the cost of building a home. Ideally late Spring to early fall are the best times to start building in Alaska to avoid those added costs.
Q: Who carries the construction loan?
A: In most cases the builder obtains the construction financing. But in some cases the homeowner chooses to obtain the construction loan and pay the contractor his fee directly.
Q: Can we visit the construction site?
A: Monaghan Construction realizes the excitement and anticipation of watching your home being built and encourage visits. We only ask that visits be towards the end of the day or on weekends to avoid subcontractors working on the site.
